What to ask before choosing replacement
Look beyond the surface material. Tile can remain intact while underlayment needs attention; a flat or foam roof's maintenance and coating history matters too. Have the inspection explain the condition of the covering, flashing, drainage and underlying components rather than relying on age alone.
- Extent of the problem: Is damage isolated, or are leaks and wear recurring across different areas?
- Repair history: Which earlier repairs lasted, and which problems returned?
- Scope and materials: What will be removed, retained or replaced, and how will any concealed damage be handled if found?
- Budget and plans: Compare the written repair and replacement scopes with your maintenance needs and plans for the property. Ask what each price includes and excludes.
There is no single age or repair-cost percentage that decides every roof. Ask for the findings behind the recommendation, the alternatives considered and the proposed work sequence. Material lifespan, resale value and insurance payment should not be treated as guarantees.
